- Is the Title of the land absolutely clear of
any encumbrances?
Ans: Yes, the title of the land is absolutely clear and is registered in the
name of Zonah Developers (P) Ltd.
- Is the land for residential use?
Ans: Yes the land is converted from agricultural to residential use
- Can a person holding a Non-Indian Passport buy the
plots?
Ans: Any person of Indian Origin (who was born in India
or whose parents/parent were born in India) can buy the
plots.
- What is the process for registration?
Ans: Once all payments including development charges are
paid, the plot can be registered in the buyer’s name.
- Does the buyer need to be present for registration of
the plot?
Ans: The buyer need not be present for the registration.
He/She needs to send the filled-in registration forms (can
be downloaded from Zonah’s
web site) to complete the registration process.
- What are the registration charges and who pays this amount?
Ans: The registration charges are 9.5% at present (as fixed by the Government)
and are to be paid by the buyer.
- What type of security is provided to the layout?
Ans: Twenty four hours private security is provided to
the layout.
- Are there any maintenance charges?
Ans: The maintenance of the layout is free up to December
2010 after which a nominal charge (approximately Rs.300/month)
will be levied towards
maintenance
of security, gardens, common lighting, etc.
- Can a NRI sell the plot and repatriate the funds, and
are there any taxes to be paid?
Ans: Yes, NRI’s can sell and repatriate the proceeds. They have
to pay capital gains on the profit (under the Non-double Taxation Agreement
between
India and many countries such as USA, UK, Australia, Canada, etc. taxes
paid in India need not be paid again in the country from which the
funds
were sent).
