CRYSTAL TOWER - INVESTMENT CONCEPT
Zonah Developers
have always been on the lookout for new and innovative methods to make things easier for the investor. We were the first real estate company in India to offer online banking transactions for buying plots for locals as well as NRI’s. Now we have come up with a new method to lessen the risk and increase the comfort level of the investor. Most of the investment concepts in all commercial venture state that you buy a portion of the building for example 500 Sft on the 3rd floor or 300 Sft on the 2nd floor etc. But what happens when you can’t get someone to open up a store/office in your area? That portion goes rent free till the time you get your tenant. Since your investment is probably on the 3rd floor or the 4th floor of a building, you will get a lesser return than say someone on the Ground Floor. Taking these factors into consideration we have devised a method to counter these risks that an investor faces.

Zonah developers intend to sell a few shares to investors. When someone buys for example 1000 Sft in Crystal Tower, this area is registered in his name as an undivided share of the whole building and land on which the building is constructed.
RENT CONCEPT
Zonah Developers
will lease out the whole building to 2 or 3 tenants and manage and maintain it. G+2 floors will be let out to a retail company like Wal-Mart and the rest of the floors to a hotel like Hilton or for office space. The investor never has to worry about negotiating with the tenants as this is taken care of by Zonah Developers. The investor gets an average rent of the whole building. In a traditional concept if the investor has bought 500 Sft on the third floor he gets the return that he negotiated with the tenant and if the space is vacant then he gets 0% return for that period. But if he becomes a share holder in Zonah Crystal Tower, he gets 500 x the average rent of the whole building. This basically states that even in the worst case scenario of a building losing a couple of tenants, the investor still gets a percentage of the rent. The investor enjoys the benefits of the tenant on the ground floor as well as the rest of the floors.
EXIT CONCEPT
Anyone can sell their shares without any attachment and the new owner will be entitled to the same benefits as the previous owner. The value of the share increases as the rental increases 5% annually.
